Occupancy The maximum occupancy of the villa is 10 people, this includes children and babies. A Guest Registration Form must be completed on arrival, this will be collected by the management company, usually within the first couple of days. It is required by law, the same as if you were staying in a hotel. Only those detailed on the form are permitted to stay during the rental period. Florida law prohibits sub-letting.
Booking and Deposit Bookings will initially be taken by e-mail or phone, and a Booking Form will be sent to the guest. The booking will be held for 7 days, pending receipt of the deposit. The lead member of the party must be over 25 years of age and be a member of the guest party. This person must sign the booking form, agreeing to the terms and conditions on behalf of all guests, and will be the principal correspondent. Confirmation of booking will be given upon receipt of a non-returnable deposit of £200 / $350 per booking.
Balance of Payment Full payment and security deposit must be received at least 10 weeks prior to check in date. Failure to pay the remaining balance by this time may result in cancellation of your booking.
Cancellations The lead member must confirm a cancellation in writing. Cancellation charges are as follows: More than 10 weeks notice = Loss of Deposit only Cancellation 6-10 weeks prior to departure = 50% of total rental fee Cancellation less than 6 weeks prior to check in = Loss of total rental fee The owners reserve the right to cancel a booking at any time. However, this is unlikely, and will generally be out of necessity beyond the owners control. The owners will only be liable to refund monies already paid by guests.
Check In/Check Out The villa is available after 4pm on the day of arrival, and should be vacated before 10 am on the day of departure, unless you have been advised otherwise.
Security Deposit We appreciate that accidents will happen. However, to cover for any larger items damaged or missing during the rental period, a security deposit of £200 ($350) is requested with the final payment, which, following satisfactory inspection of the villa, will be refunded. Loss of this deposit may also be considered should there be excessive use of, or wastage of, water and electricity.
Guest Agreement/Behaviour To take care of the villa, leaving it in a clean and tidy state at the end of their stay. Report any damage or loss to the management company immediately. To permit the owners, or their agent, reasonable access as required. The owners, or their agent, reserve the right to instruct guests to vacate the property, without notice, should their behaviour be deemed unacceptable or with malicious intent. The owners or the management company will not be liable for any loss to the guests as a result of this action. Payment of your initial deposit to secure your booking is an agreement to accept these terms and conditions.
Smoking & Pets No smoking is allowed inside the villa. However, guests are welcome to smoke on the outside Lanai/Sun Terrace area, ashtrays are provided. Care should be taken to ensure all lighted materials are safely extinguished. No pets are allowed.
BBQ's BBQ's or grills of any type must not be used in or on the pool deck, lanai, home, or garage/games room. Any use of a BBQ must be well away from the home and the screened pool area. This is in accordance with the National Fire Protection Standards (NFPA 1 - Chapter 3 paragraph 3.48).
Air Conditioning The air conditioning will be set at a comfortable temperature, however, adjustments can be made. All external doors/windows should be kept closed, otherwise, especially in hot weather, the A/C unit will malfunction, resulting in costly repairs and loss of your security deposit.
Security/Personal Safety The home meets with Florida State Regulations regarding smoke detectors, fire extinguishers, emergency lighting, and pool fence. The owners and management company will not be liability for any injury, death, loss or damage to persons or property, however caused, resulting from use of the villa, its pool, or any other facility connected with it. Guests are specifically requested not to dive into the pool, or to allow children to use the pool unsupervised. Glass and crockery, other than the unbreakable ones provided, are not permitted within the pool area. Guests are responsible for their own personal safety and belongings. All external doors and windows must be securely locked, and the intruder alarm set to armed, when guests are out.
Travel and Health Insurance Guests are advised to have adequate travel/medical insurance, covering their vacation dates, for all party members . All matters arising out of loss or injury should be directed to the Insurance Company. Guests are personally responsible for ensuring they have the required travel documents, visa’s, and Advanced Travel Authorisation (ESTA). Force Majeure The owners or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking become necessary due to war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, floods, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other event beyond the owners or management company's control.
Insects In Florida’s tropical climate, insects and small creatures are inevitable, and are not a cause for complaint. Their presence is no reflection on the cleanliness of the property. The villa is treated regularly as part of a pest control programme. Doors and windows should be kept closed wherever possible, not only to keep the insects out, but to enable the air conditioning system to operate more efficiently.
Complaints Every effort has been made to ensure your stay is as comfortable and problem free as possible. The Management Company are on hand to assist with any matters relating to the villa during your stay. You will be provided with their contact details. However, if a problem is not rectified, the owners should be contacted. Every attempt has been made to ensure the accuracy of information concerning descriptions and services at the villa. However, the owners will not be responsible for errors, omissions, or changes beyond their control.
